Description: The City of Woodstock, Georgia, herein referred to as the City, is accepting bids from qualified contractors for the purpose of renovating the office building at Little River Park located at 3193 Trickum Road, Woodstock, GA 30188. This renovation of the existing 1,191 SF Building is to serve as the administration building for the park. The scope of this project includes the addition of a wood deck around the building and light renovation of an existing crawlspace to be used as equipment storage. The renovation includes but is not limited to demolition, roofing, windows, restrooms, mechanical, plumbing and electrical; hereinafter referred to as the “Project”.

Question: 1. Sheet A.01 provides the COMcheck sheets which appear to indicate that new insulation (exterior walls, attic and below floor) will be installed, but the drawings do not appear to indicate new insulation except for a few wall sections which show R-20 batt insulation in the exterior wall details. Please confirm / clarify if all exterior walls, attic / ceilings and below floor / crawlspaces are to receive new insulation. If so, please provide type (batt, spray, blown) and required R value for each location. 2. 2/A1.0 notes “New Retaining Wall”, on 3/A4.0 there appears to be a concrete retaining wall (shown with finish of “CC”), but this area is not shown anywhere on the structural drawings. Is this supposed to be a concrete retaining wall with a footing? If so, please provide structural details. If not, how is this to be constructed? 3. 2/A1.0 shows what appear to be a set of doors from Storage 2 to the exterior, but there is no door number on these doors. What are these? If they are doors, please add to the Door Schedule. 4. Please provide additional information / clarification on the “New Unilock Retaining Wall” block material. If possible provide a specification for this material. 5. Sheet A1.1, please provide sizes for gutters and downspouts. 6. Sheet A1.1, please provide information for underlayment or possibly a detail for the asphalt shingle roof. Is the intent to have 30# felt, ice and water shield, etc. under. Are we using starter strip, is there a ridge vent, how are the valleys being flashed, is drip edge required? 7. Sheet A2.0 – Type F isn’t identified on the RCP Level 1 plan, are we to assume these are the lights that are to be installed at each arbor? 8. Sheet A2.0 – Type G isn’t identified on the RCP Level 1 plan, it would appear based upon description that these lights are to be in the basement level, but there is no lighting plan for the basement, please clarify. 9. Sheet A2.0 – There appears to be three (3) locations on the Level 1 plan where Light “EM” is located, although there is no call out letter “EM”, please confirm. Also Light “ER” is shown on the Lighting Fixture Schedule, but we cannot seem to locate this light fixture, please advise. 10. Sheet A2.0 – It appears that Fixture “I” is the restroom fans, but the symbol doesn’t match from the Lighting Fixture Schedule, please advise. 11. Sheet A3.0 – The Room Finish Schedule indicates “B-1” for both restrooms. B-1 is a 6” vinyl base, this would appear to be incorrect considering we have a tile floor and tile walls, please advise. 12. Sheet A3.0 – Base B-2 is called out to be color “P-1”, what does that mean? 13. There are no details for the tile in the restrooms, especially substrate. Is it expected that all floor and wall tile are to be installed over cement board? Are we to install any type of waterproofing under / behind any of the tile? 14. Sheet A3.0 – Finish Plan calls for T-1 on the exterior wall of the Break Room, which matches the Room Finish Schedule, but Note 04 states “In Breakroom T-2 only to be installed…”, which is correct T-1 or T-2? Also T-1, if that is correct is a 12” x 24” tile, is that going to be used for the backsplash tile? 15. Sheet A3.0 – WP-4 states “Refer to Drawings For Location”, we cannot find this located on the drawings. Please advise. 16. Sheet A4.0 – Elevation 2 bottom right under the deck calls out for “TRX”, but on the plan view this would appear to be an unidentified door, please advise. 17. Sheet A4.0 – Exterior Finish Schedule calls for Exterior Siding to be Color “Talc White”, is it the intention of the design team to not paint the exterior siding? 18. Sheet A4.0 – Are we required to install a vapor barrier (i.e. Tyvek) behind the siding? Are we required to install membrane sill / jamb / head flashing at the windows and doors? 19. Sheet A4.2 – The Door and Frame Schedule calls for door sizes such as “2-11-1/2” xd 6-9-1/2”, obviously these would be custom sizes, is that the intent or is it the intent for the doors to be a standard 30 x 70 door? 20. Sheet A4.2 – The Door and Frame Schedule calls for all of the door frames to be “Aluminum”, is this correct or should these be standard hollow metal frames? 21. Sheet A4.2 – Doors 53 & 54 do not provide a door material type, please advise. 22. Sheet A4.2 – Window Types – Below Type “58” is a note “Window Type 57 to be Pella Fixes Awning”, is this note supposed to state “Window Type 58 to be Pella…” 23. Sheet A4.3 – the elevations show tile to 48” AFF, might we suggest you make this 54” AFF so that the light switches (48” AFF to Centerline) are not half in the tile and half in the drywall? 24. Sheet A5.0 – Detail 7 calls out a 1” Rigid Insulation Thermal Break between the concrete and the structure, how is this supposed to work? Is the insulation board supposed to be exposed? 25. Sheet A5.0 – Details 5 & 6 indicate a 1” x 6” piece of trim at the head and sill conditions, is the 1” x 6” trim supposed to be on the jamb sides also? Is that the extent of the exterior trim around the windows? Should this material be Hardie material or wood? If wood, does it need to be pack primed and painted? 26. Sheet A5.0 – Details 5 & 6 provide no information on how the interior portions of the windows are to be trimmed out? Please advise. 27. Sheet A5.0 – Partition Schedule call for 5/8” drywall to be used. Considering building has no fire rated walls, it is a wood framed structure, etc. is it permissible to use ½” drywall in lieu of 5/8” which would be more typical in this type of construction. 28. The structural drawings provide no header schedule for windows and doors, can one be provided? 29. Sheet S1.0 – please advise whether we are to “excavate to top of perimeter wall footing” or “over-excavate to provide more head room”. Currently there is limited head room in this area. 30. 1/S1.0, note 3 states “Security Fence by Fencing Contractor”, to where is there referring? 31. 2/S1.0, note 1 states “Deck Boars…with (2) #10 x 2-1/2” LG. SS Screws”, considering these deck boards are Trex, should we not use the hidden fasteners recommended by Trex? 32. Sheet S1.0 – Wood Beam Schedule calls for 6” x 12” and 3” x 12”, are we to assume that (4) – 2” x 12” and (2) – 2” x 12” are acceptable? 33. 1/S2.0 – please provide the required depth of the post footings for the deck? 34. 1/S2.0 – this detail has a note regarding top of pier related to pavers or no pavers, please advise where the pavers would apply. 35. Sheet M2.0 – We would assume that Details 2 and 5 do not apply to this project as we don’t have equipment rails nor do we have a membrane roof. 36. Sheet M2.0 – Diffusers & Grilles – The diffusers and grilles shown within this schedule appear to be for wall or ceiling applications, but the drawings appear to show the registers and grilles will be installed in the floor, please advise. 37. Sheet E1.1 and Sheet A2.0 have some conflicting information as noted in items 7 – 10 above. 38. There is telephone / data shown in the offices are we to provide boxes only or wiring, please advise. 39. Will there be any type of attic access provided in the ceiling? If so, where?
