Project Description
The project will accomplish the design and installation of a
new fire sprinkler system(s) service Buildings 1, 2, 3, 4, 5, 6 and 7 on
Sinclair’s Downtown Dayton Campus. These
buildings currently have no fire sprinkler systems. Construction work may need to be phased for
cost and timing. New piping must be
enclosed in new or existing aesthetic chases or soffits wherever possible and
in public spaces or high-profile spaces.
New construction shall meet Sinclair standards. Some piping may be left exposed in classrooms
or offices where open-to-structure coffer ceilings are present, in which case
the piping will be painted to match and shall run in line with building
structural lines. All spaces with
suspended acoustical tile ceilings will have the piping concealed above the
ceiling. New pump rooms or riser rooms
may need to be built. Fire sprinkler
systems, piping specifications, calculations, piping layout plans, etc. will
all be performed by the sprinkler contractor via Design Build.
The selected design team will serve as Criteria
Architect/Engineer (A/E), and shall have extensive experience in State of Ohio
public Design Build (DB) projects. Criteria
A/E shall be familiar with all methods and procedures for executing Ohio public
DB projects, and will provide scope documents as required to proceed with
next-step RFQ process in identifying potential DB contractors. Criteria A/E shall provide construction
administration of project on Owner’s behalf, and shall have experience related
to sprinkler retrofit construction.
Important elements in the selection process will be experience in
ensuring protection of building interiors and surrounding campus property. The firms must have experience in the
complete design and monitoring of the work to be performed, to ensure work
meets all codes and requirements, and to ensure subsequent warranties.
Scope of Services
The selected Criteria A/E, as a portion of its required Scope
of Services and prior to submitting its proposals, will discuss and clarify
with the Owner the cost breakdown of the Architect/Engineer Agreement detailed
cost components to address the Owner’s project requirements.
As required by the Agreement, and as properly authorized,
provide the following categories of services: Criteria Scope Documentation as
required for DB Program Verification, Schematic Design, Design Development,
Construction Document Preparation and Conformed Documents; Bid and Award Support
for identifying DB contractor, Construction Administration, Post-Construction,
and Additional Services of all types.
During the construction period, provide not less than 4
hours (excluding travel time) on-site construction administration services each
week, including (1) attendance at progress meetings, (2) a written field report
of each site visit, (3) on-site representation at meetings with Owner and DB
contractor.
For purposes of completing the Relevant Project Experience
Matrix in Section F of the Statement of Qualifications (Form F110-330), below
is a list of relevant scope of work requirements for this RFQ:
