Rio Rancho Public Schools (RRPS) is requesting competitive sealed proposals with the intent of entering into a contract with a general contractor for the purpose of providing the construction services for the project identified in this RFP. Any contract awarded as a result of this solicitation will be in effect from date of award until the completion of the project. All potential Offerors are to read, understand and accept the requirements of this Request for Proposals (RFP), especially the mandatory requirements.

Question: Pre-Bid REQUEST FOR INFORMATION DATE: July 1, 2021 Pre-Bid RFI No. NRC PC21-6136-001 TO: Studio Southwest Architects ATTENTION: Mr. Jeremy Dreskin PROJECT: Rio Rancho Public Schools Independence High School Re-Roof SUBJECT: Pre-Bid Questions DATE NEEDED: ASAP ITEMS REQUIRING CLARIFICATION: The Project Manual was made publicly available as of today. QUESTION: Can the Bid Date and Time for Written Questions be extended to accommodate an appropriate review of the Contract Documents in case there is a need for additional questions? QUESTION: Is there a Project Duration requirement? QUESTION: Will RRPS utilize Roofing Consultants / Observers? QUESTION: Is Rio Rancho Public Schools aware of the Current Material Crisis related to Construction Materials, in particular Roofing Materials? a. Most recent communication from Firestone (BOD) indicates that Insulations ordered Yesterday will not ship until February. Thermoplastic Polyolefin ordered yesterday will not ship until November. Other Manufacturers are reporting similar current lead times. Addendum #1 Bid Form indicates: “BASE BID: The Offeror agrees to perform all work for the construction of the HVAC Replacement at Rio Rancho ES” Addendum No. 1 - 4.8 The RFP refers to HVAC replacement as the project name. Is this correct? A. No, disregard. This has been corrected on the revised bid from. QUESTION: Is the HVAC System(s) to be replaced? QUESTION: Will 07 6200 and / or 07 7100 be added to the Project Manual via Addendum? When a project is governed by the 2015 IBC, the Design wind loads for roof areas and components are derived using American Society of Civil Engineers (ASCE) standard ASCE 7-10. Determining the design wind speed from the wind speed map in chapter 16 (in 3-second peak gusts at 33 feet above the ground) is the starting point in determining anticipated wind uplift and outward pressures on a building and its components. Per IBC code section 1603.1.4, those pressures are to be provided on the construction documents. QUESTION: Will those pressures be provided in an upcoming addendum? Question: AD 121 calls for all mechanical units and skylights , along with their curbs, to be removed and reinstalled? There appears to be more than sufficient room on the existing curbs to re-roof without removing the units? This will be a substantial cost to the project. Please confirm removal of all units and curbs along with reinstallation is required.

Question: Details on A521 call for the interior walls of the parapets to be sheathing with 5/8” plywood. Can you clarify the specification for this product? CDX?/FireRated? Pricing on wood products is volatile right now. Can we use a high density recovery board?

Question: 2. Spec 2.4.C calls for Tapered Insulation – Field ¼”/ft slope. Plans say slope is structural / GN B. ? Please clarify? Do we bid tapered insulation or just crickets? 3. Confirm Add Alt #1 is to Add R- 20 polyiso? NO tapered? 4. A121 / KN 2 calls out Add Alt #1 SLOPE ROOF TO DRAIN? May require a slope greater than ¼”/ft? Verify in field? Until the existing roof is removed, we will not be able to confirm the actual slope of the roof. Do we Bid Tapered on Base bid? Tapered on Add Alt #1? Please clarify. 5. There are what appear to be entrance canopy roofs at the NE corner and centered on the south wall and west wall. These roofs do not show drains or scuppers on the roof plan or the demo plan. Do these roofs require tapered insulation? If so based on the drainage shown, they will get to be 13 to 15 inches deep. Please clarify drain locations and assembly. 6. On the Demo Roof Plan AD121, GN B calls out : “ ALL MATERIALS TO BE DISPOSED OF _________________” Please clarify….
