Question: Greetings, We are Ideas Painting, we want to know if we can submit a price for only the painting portion of this project. Please let me know. Kind regards, Stefania Davila
Response: No, all trades will be included in the general contractor’s scope.

Question: Does Analytical Environmental Services, Inc. have any quantities with the asbestos items that they listed in the survey? This would help our abatement contractors identify their scope in detail.
Response: I will post this as a document as well. Response from Analytical Environmental Services / Hibernia: The onus is on the Abatement Contractor (as they well know) to: Assess the asbestos-containing materials (ACMs) with regard to their existing condition and location. For example - Are the ACMs readily accessible or behind/beneath other building components or obstacles? (i.e. furniture, carpeting, other layers of tile or sheet flooring, other layers of roofing, behind or under walls, in chases, above dropped ceilings, suspended from high ceilings, etc., etc., etc.). Take the time to determine the actual ACM quantities at all locations during a site visit prior to bidding or beginning abatement, then document and qualify there bid accordingly. Provide Unit Pricing for any given ACM - where quantities might be revealed in excess of their originally quantified amount - as stated in their abatement proposal. Note: It would be unwise (for all parties involved) for an abatement contractor to rely at all on a ACM Table of Quantities for a project of this magnitude (even for general reference purposes). As described above, such a table would not account for any of the physical obstacles/obstructions/elevations that will be encountered throughout the various work spaces. Allowing a contractor to even partially rely on someone else's quantities could potentially expose the Owner (Client) to project delays (at best), and most probably - unnecessary (and avoidable) Charge Orders. The above is my rationale for not including ACM Quantities in this particular case - a reasonably large project that needs to be site visited and assessed carefully.
