Overview:
Questions- for the maintenance it says once a month on the IFB. Answer - That is referring to filters- If once a month maintenance is not necessary for commercial HVAC Units and only every 3 months is needed put that on the exception page. Question- Walk in Coolers and Ice Makers Answer: That would be a service call. There is no way you can allocate for a Preventative Maintenance for these items.

Question: In section II Scope of Work, the first paragraph requests "maintenance services once a month", but in the last paragraph it states "a minimum of twice a year." Please clarify. Also, do you have a count of how many coolers and ice machines there are?
Response: Maintenance services for filters etc. that would be done on a monthly bases. Twice a years maintenance includes washing coils, oiling the motor checking the amp draw and pressure.
