Description:

The type of work expected to be performed includes design and other services to include but not limited to:

 a.       Preparation of plans, and cost estimates for various construction projects located in The city of North Charleston, including various landscaping projects.  The work may include one or more phases of contract preparation and administration as required and tailored for each project as follows:

 (1)        Provide schematic design services to include, but not limited to assisting the Owner to ascertain requirements, analyzing needs and programming requirements, providing a preliminary evaluation of the program, schedule, and budget, proposing alternative approaches to design and construction, preparing schematic design data and preliminary cost estimates.

 (2)        Provide design development services to include, but not limited to preparing documents consisting of drawings and other documents to outline and explain the project as to architectural, structural, mechanical, electrical, and plumbing systems, materials, site engineering, and other elements as required.  This phase of the work will generally include a 30% design review and, as necessary, construction cost updates or project scope refinements.

 (3)        Provide construction documents phase services to include, but not limited to preparing technical specifications and drawings, as necessary, setting forth the requirements for the construction of the project.  Unless specifically provided for, the Owner will normally prepare the General Conditions of the Contract.  This phase of work will generally include 60% and 90% design reviews, depending on the complexity of the project.  Upon completion of design, the architect will provide copies of plans and technical specifications in multiple copies as required for each specific project.

 (4)        The bidding phase will normally be the responsibility of the Owner.  The Architect may participate in pre-bid conferences.

 (5)        Provide select construction administrative services commencing with the award of the Contract for Construction through its completion depending on the complexity of the project to include, but not limited to reviewing shop drawings and related submittals, making routine visits to the site to observe progress, attending progress meetings and pre-installation conferences and providing technical assistance to the Owner and Contractor throughout the term of the Construction Contract.

   b.   Provide project-related additional services as necessary for each project to include, but not limited to providing special surveys and environmental studies, reviewing and authenticating As-Built Drawings, investigating existing conditions or facilities to make measured drawings, providing Planning Surveys, Site Evaluations and Site Surveys, Wetlands Delineation Surveys, Soil Borings and Analysis and Foundation Recommendations, preparing and processing any necessary permits, providing detailed estimates of construction costs, providing Continuous On-Site (Specialty) Inspection Services and preparation of Record Drawings as submitted by the Contractor.

c.       Providing project-related traditionally reimbursable services as necessary for each project to include, but not limited to printing and reproduction, postage and handling of drawings, specifications, and other documents and preparing renderings, models, and mockups.

      d.         Required services will be for an indefinite quantity and each individual project will be for a negotiated price.
