Type of Addition: Addendum 1 QUESTIONS & ANSWERS
Overview: This Addendum 1 to RFP 2026-103 is issued by the City of Beaufort Finance Department. Except as modified by this addendum, all areas of the RFP not specifically mentioned in or affected by this addendum, shall remain unchanged.
1. In the RFP document, the page number at the bottom of page 18 is “(18 of 23)” but there are no more pages.
The page number on page 18 is corrected to “18 of 18”.
2. What is anticipated transaction volume?
The transaction volume is difficult to estimate.
3. The pricing page requires a commission rate per “typical transaction”. There really is no “typical transaction”. Should we fill in the rate for both sides of a transaction or only the city broker’s side.
Fill in the city broker side percentage. Use the white space on the price form if necessary to explain the rate that you enter.
4. Real estate services is a vague pretty term. Can you expound on what you are looking for?
See page 1, paragraph 1 and the Scope of Services on pages 4 and 5.
5. There are lines for the commission rates but what about consultation time that does not result in a transaction or presentation at a city council meeting?
Bidders can include an hourly rate for “non-transaction” related services.
6. Will the city properties for sale be listed on multiple listing services (MLS)?
Yes.
7. Do you have assets that new tenants or tenants that need to be removed?
No.
8. Does the city have an attorney on staff for closings?
The city has an attorney on contract.
9. How will the contract renewal be handled?
There will be an evaluation by city staff based on the prior year’s performance.
10. Does the city have much in the way of green space?
No.
All Bidders shall acknowledge receipt and acceptance of this addendum by signing in the space provided in the RFP Signature Page. Bids submitted without this Addendum may be considered non-responsive.
