Description:

The Oconee County Board of Commissioners is soliciting proposals from qualified contractors who can make specified updates to the HVAC systems at the Watkinsville Library and the Oconee County Government Annex. No Bonds are required for this RFP.

This is a 20,000 sq. ft. office building. The project involves the HVAC for the rear half of the facility. There is one large room with a newly installed 2-ton split system that will remain. The remainder of the back half of the facility (about 9000 sq. ft.) is currently served by a 15-ton gas/ac package unit. It has been determined that this equipment is not suitable for zoning.  The project consists of demolishing all the existing duct work and installing multiple new units to serve this area. Preliminary budget planning with a HVAC contractor has determined that 3 new units will best serve the area.  One 4-ton multi-zone mini split system and two 5-ton split systems with gas furnaces. All applicable thermostats, ducting, electrical, and gas connections to be included. Installation of a new 200 amp electrical sub-panel will be required.

This is a 17,000 sq. ft. facility with 13 HVAC systems in place. 7 units have been upgraded in recent years. This project is to replace the remaining 6 units.  All are AC with gas furnaces. All applicable thermostats, ducting, electrical, and gas connections to be included. The units to be replaced are the following sizes:

• One 3-ton unit

• Two 4-ton units

• Three 5-ton units

Pre-Bid Meeting Date: 12/11/2018 10:00 AM

Pre-Bid Meeting Details: There is a mandatory pre-submittal meeting scheduled for this solicitation at 10:00 a.m. on Tuesday, December 11, 2018, on-site at the Oconee County Government Annex at 1291 Greensboro Highway, Watkinsville, GA 30677. The meeting will be in a conference room near the north end toward Watkinsville. All interested parties are required to attend. The purpose of this meeting is to allow potential Respondents an opportunity to present questions to staff, obtain clarification of the requirements of the proposal document, and tour the facilities. Because Oconee County considers such a meeting to be critical to understanding the proposal requirements, attendance at the pre-submittal meeting is mandatory to qualify as a Respondent.
