Description: The County is seeking a qualified contractor to furnish all labor, materials, and equipment for the demolition of the 3108 Columbia Pike building, including removal of hazardous materials, demolition of the existing building, regrading as necessary, paving and stripe extended parking lot area, and provide landscaping and all other work shown, described, and required by the Contract Documents.

ATTENDANCE AT THE PREBID CONFERENCE IS OPTIONAL. The County will hold a nonmandatory prebis site visit on January 23, 2024, at 9:30 a.m. at 3108 Columbia Pike, Arlington, Virginia 22204. Bidders desiring to attend the prebid site visit should register via the Vendor Registry “Pre-Bid Sign Up” tab by 4:00 p.m. the day prior to the nonmandatory prebid site visit date. If Vendor Registry does not permit this, the registered account holder should email tprice@arlingtonva.us with the list of members who plan to attend the nonmandatory prebid site visit. Response: At this time the County will not be conducting another site visit. However, all Bidders are encouraged to visit the site and ascertain the nature and locations of the Work of the solicitation, and for investigating the general and local conditions and factors that can affect the work or its cost.

Response: The site lights are currently controlled from the electrical room located in the interior of the building. Refer to the 02-Enlarged Plan on Sheet E-101 Electrical Site Plan and sheet E-501 Electrical Details for the proposed control location and control details.

Response: No. The building is not accessible to enter. The building is locked and completely vacant.

Question: Per the insurance checklist Builder’s Risk Policy is required on this contract. This type of policy is used when a building is constructed from the ground up. This is a demo project. We are not building or remodeling any structure. This type of policy may not be eligible to obtain on this type of project. Is this policy truly required or is there a different type of insurance that will suffice?

Response: Builder's Risk insurance requirements are not needed. Addendum forthcoming to remove from the checklist.
