Question 1

Posted: 1/23/2025

Question: 1) Please provide estimated date when IFC drawings will be provided for review. 2) Please confirm Structural drawings will be provided for concrete and foundations. 3) Please confirm delegated design elements required of this project outside of Greenhouse Shop Drawings. UG utilities exist but there are no details--is there an expectation for delegated design for these aspects of the proejct? 4) Given the nature of the utility installations required, please confirm requirement for a licensed utility contractor to perform on this contract. 5) Please confirm inspections and testing are by Owner for all aspects of this project to include UG utilities. Section B. , 1.7 Quality Control doesn't list this under 01400-5. 6) What drawings does the AOR intend to provide? 7) What qualifications are required for submission of the building installer? 8) Are the UG utilities depicted on C2.5 the expected lengths required for new installation? 9) What connections are expected at these utilities and who is performing those connections? 10) Is the Owner waiving permitting, plan review, and inspection fees on this project? If not, what fees is/are the contractor(s) responsible for? 11) Div 2 site work is listed in the TOC but is not in the specification book. 12) Contract start time is 3/3/2025; has the AOR or Owner determined if the Greenhouse manufacturer can deliver this building with enough time for installation and follow-on activities required to meet a 6/25 substantial completion date? Shop drawings must be generated, reviewed, approved, stamped before fabrication begins. Presumably, design to approval is a 30-60 day process depending on vendor workload providing minimal time for fabrication, delivery and installation. Is this schedule a hard, fixed date? if so, what is the AOR /Owner doing to guarantee vendor delivery of the materials and expediting of submittal/shop drawing generating/approval? 13) Please confirm Contractor is responsible for purchase of the greenhouse and all associated equipment identified on the preliminary drawings. 14) Please confirm that Greenhouse drawings will require a sealed stamp by an EOR in the State of GA. 15) Please confirm other delegated design required on this project needing stamps by a P.E. 16) Please confirm any testing, training, or manufacturer inspections required by the Greenhouse supplier and if this should be included as part of the bid. 17) Will the greenhouse require a sign-off by the supplier to guarantee conformance to the drawings? Who is providing and paying for that service if so? 18) Are any allowances made part of this bid outside of Contingency? Please provide examples of what constitutes a Contingency Item versus Change order. 19) Please confirm soil samples have been taken and no undercutting, excess spoils haul away, or soil stabilization is required. If it is, will this be taken care of by the contingency allowance or a change order? 20) What is the client/Owner’s expected payment timeline for this project from time of pay application submission? 21) Please confirm requirement for a full-time Superintendent on site, daily, whenever work is being performed. 22) Can the AOR share a list of required submittals for this project or is the Contractor expected to generate that list during preconstruction? 23) Is a designated Quality Control representative required of this project? 24) Is a job office trailer and temp power required for this project? 25) Will the client provide water, electricity hook-ups for Contractor’s usage on the job? 26) Will the AOR provide an erosion control plan and BMPs for this project? 27) Is a site security fence required around the project? 28) Will a construction entrance or ground protective measures be required for this project?

Response: All questions shall be included in Addendum No. 1.
