Work of this Contract covers the following construction at
481 NM528 (Pat D’Arco) in Rio Rancho, New Mexico. Renovation of approximately 8,200 s.f.
existing vacant stand-alone building and addition of approximately 420
s.f. The scope of work includes, but is
not limited to, the following as identified on the Contract Documents:

Demolition of existing interior walls
and selective exterior walls, doors and storefronts, HVAC, plumbing and
electrical systems.
- ·
Expansion of building footprint in
selected areas under existing roof structure overhang along with associated
concrete slab and footing and new exterior finish system.
- ·
New load-bearing structural steel beams
and columns.
- ·
New interior framed partitions in
selected areas.
- ·
Demolition of existing roofing system
and new replacement roofing system.
- ·
Interior doors, frames, millwork,
plumbing HVAC, electrical and special systems.
- ·
New floor, wall and ceiling finishes.
Some interior walls, doors and millwork items will be
provided and installed by Owner’s vendor for DIRTT Construction System. General Contractor will be responsible for
all coordination, sequencing and preparation as required for DIRTT System
items.
Sitework will include refurbishing, striping and minor
associated work related to the eastern section of the existing parking lot and
a new trash enclosure.
This project does not require LEED certification. References to LEED throughout this RFP are
not applicable to this project.

The second system is for Intrusion, The spec does not list a manufacture, We would like to submit approval for Bosch Intrusion panels, this product meets and exceeds the spec requirements. The Third system is Fire Alarm, The spec lists Notifier, Simplex or Edwards. We would like to submit for Siemens Cerberus Pro Fire Alarm Panels, This product meets and exceeds the spec.

Replacing the SAS system will require significant concrete removal and replacement if required; and would result in a drastic price difference compared to if the old line is reusable.

From Roofing Sub Contractor: At walk thru this morning, it was noted that the existing deck is 7/16” OSB (Visible at roof hatch) Specs call for mechanically Attached roof system via Rhinobond, with 90 MPH wind speed warranty, Existing OSB decking will not achieve the required fastener pull out value, to achieve FM 1-75 insulation Fastening requirements! Recommendation, install ½ plywood over existing OSB decking, if existing trusses are rated for the additional weight.

Is this a requirement that will disqualify a GC if there is no past experience working with DIRTT? At the pre bid meeting, it was mentioned that a 2 hour training seminar is required for the awarded GC that have not worked with DIRTT in the past. Please clarify this requirement.

Question: Please confirm if a HVAC BACnet system is going to be installed in this project, drawings do not show BACnet/BAS workstation location but spec section 251000 outlines BACnet/BAS. If workstation is not part of the scope will system be controlled differently? Is spec section 251000 applicable?

Question: RFP tab 6 - management plan subpart d, asks us to address protocol to support optimization of sustainability principles and achievement of LEED certification. Being that this is not a LEED project is this section of the management plan required?
Response: Answer to RFI #37 on Vendor Registry: This project does not require LEED certification, therefore the management plan does not need to address protocols to support achievement of LEED certification.
