Description: The project includes necessary renovations to provide six new staff restrooms. The project includes a new entrance door and frame for the existing courtyard. The full requirements for construction of the Project, and the duties and responsibilities of the contractor whose Proposal is accepted (“Successful Contractor”), are set forth in the Contract Documents which include the Instructions to Proposers; the Contract for Construction and Incorporated General Conditions (the “Contract”); any supplementary and other conditions; the drawings; the specifications; and any addenda issued by the Architect.

Pre-Bid Meeting Details: Any Contractor who intends to submit a Proposal is required to attend a Pre-Proposal Meeting, which will be held on the 8th day of October 2025, at 2:00 p.m. at the project site. Please arrive early and check in at the front entrance to the school. Any contractor arriving more than 5 minutes late will not be permitted to attend.

Question: The contract section 6.1.2 and 7.2.2 states Excluding permits and fees normally the responsibility of the Contractor, the Owner shall obtain all approvals, easements and the like required for construction and shall pay for necessary easements and charges for construction, use, or occupancy of permanent structures or for permanent changes in existing facilities. Please clarify if there will be a cost for building permits and fees, and are there other permits and fees that are the resp onsibilty of the Contractor?. Has the County Fire Marshall and Building Inspector already reviewed the drawings?

Question: Reference Sheet A/0.1 Note # 3, states Contractor shall submit Fire Alarm and Fire Sprinkler plan to the Fire Marshall office for review and permit. Contractor shall be in possession of permit prior to commencement of work. According to the preliminary Construction Schedule, Notice to Proceed will be issued on November 6, 2025. This allows only 16 days total with 4 of those days being on weekends. This will only allow 12 working days to produce these submittals, deliver to Fire Marshall for review and approval. Not knowing how long the Fire Marshall will take to review and issue permit. The building inspector will not issue building permit until the Fire Marshall permit has been issued. Work could possibly be delayed as work cannot start until all permits have been received. This process could delay the Start of the work on November 22, 2025, if permits have to be issued before starting work. Knowing that the work needs to be completed while students are on Thanksgiving break, what happens if the permits are not received by this date? Money can be added for any liquidated damages but the Contractor has no control on time involved in Building officials review and issuance of Permits.
