Question 1

Posted: 1/22/2025

Question: Is the Overhead door electrified? What is the specification for the overhead door? Where are the structural drawings for the site work depths, concrete pad and piers? What is the specification for the metal doors, frames, and hardware? Where is the specification for Div 2 Site Work? It is listed in the TOC but not located in the spec book. Please provide a finish schedule or identify all items to be painted. A spec exists for Div 9 but no call out on the plans exists. Currently, the only items to paint in this building are metal columns and girts. Confirm these are to be painted. What are the insulation requirements / requests for this building? Nothing is shown on the drawings. Spec 13341-4 describes U-factors for walls and ceilings but what insulation is required/desired for this building? Is the insulation at the ceiling covered by any finishes like plywood? Or is it vinyl backed insulation? Where is plumbing isometric? Abbreviations exist for plumbing above/below ground but are not called out on the drawing/detail. Please provide depths/heights of the lines.

Response: All questions shall be included in Addendum No. 1.

Question 6

Question: My suppliers are telling me that it will take approximately 12 weeks to deliver the metal building after shop drawings are approval. At site meeting yesterday it was learned that the Contractor must send Fire Alarm drawings to the State Fire Marshall for approval. I have been informed that the State Fire Marshall can take up to 90 days to approve. They have few people in their office for reviewing and approving drawings. With an anticipated start date of March 10, 2025 and Final Completion date of July 9, 2025 resulting in a total of 122 days. Article 8 of the contract states there will approximately 25-30 days of time lost due to weather. This along with possible long lead items (Metal Building, Fire Alarm Approval) Can additional time be added to the contract time?

Response: Questions shall be included in Addendum No. 2.

Question 7

Question: Article 5.6.1.2 of the Contract references Funding Delay Damages. Is there state or federal funding involved with this contract that could cause the forfeiture of unspent funds; the cost and expense of premature bond redemption; ; or other cost, expense, liability, loss or damage arising out of or relating to the impairment of Project Funding?

Article 6.1.2 states that Excluding permits and fees normally the responsibility of the Contractor, the Owner shall obtain all approvals, easements, and the like required for construction and shall pay for necessary assessments and charges required for construction, use, or occupancy of permanent structures or for permanent changes in existing facilities. Has these plans been submitted to the county and been approved by the County Building Inspector and Storm Water and Erosion Control, and local Fire Department review, allowing the contractor to pay fees and obtain permits the same day or is the contractor responsible to submits the plans and wait for County Approval? It has been my experience that it takes the County 14-21 days to review and approve the drawing and issue permits. Please Advise
