The Lee College District (“Lee College” or the “College”) is requesting Competitive Sealed Proposals for Roof Replacement 700 W Texas, Gray Science & McNulty-Haddick Buildings.
Scope of Work at the 700 W Texas Building – At Roof areas A1, A2 and A3 tear existing roofs down to 1x8 boards and install new 1/2” type “X” substrate board to achieve fire rating, 4.4” iso, .5” gypsum recovery board and new TPO fleece back membrane with associated sheet metal and flashing. At roof A4 tear of existing roof down to 1x8 boards and install .5” gypsum recovery board and new TPO fleece back membrane with associated sheet metal and flashing. Contractor will provide inspector to meet all requirement for Windstorm Certification.
Scope of Work at the Gray Science Building - At all roofs tear off existing roofs down to metal deck and install new 4.4” iso, .5” gypsum recovery board and TPO fleece back membrane. Contractor to provide inspector to meet all requirement for Windstorm Certification.
Alternate Proposal: At all roofs replace TPO fleece back membrane with two ply modified bitumen “cool” roof membrane.
Scope of Work at the McNulty-Haddick Building - At roofs B1, B2, B3, B5, B6 tear off existing roofs down to structural concrete deck and install new 4.4.” iso, .5” gypsum recovery board and TPO fleece back membrane with associated sheet metal and flashing. At roofs B3 and B4 and B12, tear off existing roofs down to metal deck and install new 4.4” iso, .5” gypsum recovery board and TPO fleece back membrane with associated sheet metal and flashing. At roofs B7, B8, B9, B10, and B11 tear off existing roof to structural concrete deck and install new .5” gypsum recovery board and TPO fleece back membrane with associated sheet metal and flashing. Contractor to provide inspector to meet all requirement for Windstorm Certification. Pre-Bid Meeting Details: A non-mandatory pre-proposal meeting will be held at 700 W Texas Avenue, in the Carport area located at the rear of the building, parking is available on Texas Avenue and the parking lot beside the building. Please plan to arrive early as there are Covid-19 procedures to enter the campus.

Question: - Are existing corroded turbine vents to be replaced? - Bldg. A - in order to work underneath RTU support racks will it be acceptable for units to be temporarily shut down? - Bldg. A - will scuppers need to be raised to account for new roof height? - The specifications are conflicting on edge flashings and manufacturer's NDL warranty. Will factory fabricated edge flashings and coping be required and included in NDL warranty? - If ponding water exists after new roof system is installed specify how we are to solve this issue. - Building B is a coal tar pitch roof, will contractor be able to work at night on building b to limit the restrictions associated with hot coal tar pitch roof systems? - On building C will contractor be required to close one lane of W. Texas Ave. to perform work? - Building C keyed notes reference existing glass and glazing. Please clarify scope of work involved in this area. - We will provide picture ID's for our crews. What level of background checks will be required for onsite crews? - Please provide detail for stainless steel cap to encapsulate exhaust unit curb referenced in keyed note 3 sheet A3.
