Question: 1) We want to confirm the owners roofing sub will patch in all old/existing mechanical openings AND patch around all new mechanical equipment. 2) Sheet S2.01 and note 6: need owner to determine where this repair work occurs OR give us a sqft number to use. 3) What are the owners requested start date and completion dates? 4) Have the plans been submitted to the city of Crestwood for building and fire permits AND have the plans been submitted to STL county for permits? 5) At the new concrete ramp area …do the existing drywall partitions located North and South of the ramp get removed and replaced due to the new thickened concrete slab as indicated on sheet A552. Drawings do not indicate this. 6) Sheet A701 indicates an area and size for SF-1. Sheet A761 does not specify what SF-1 is exactly. Please provide information. 7) Sheet A761: where does SPF-1 material get installed? 8) Spec section 10 56 17 wall mounted standards and shelving material get installed?

Response: 1) All penetrations will be repaired by districts roofing contractor. Question 3

Posted: 11/4/2024

Question: Will the existing furniture, pallets, and left over construction debris be removed from the building by the owner OR will the successful GC have to remove and dispose of this material?

Response: Pallets and furniture will be moved by owner. The construction debris to be removed as part of demo.

Question 4

Posted: 11/6/2024

Question: Section 00 31 00 indicates that the Contractor is responsible for application and payment for all required permits...Please verify that this is accurate. We assume that if this is accurate, the AOR/EOR will provide all fully signed and sealed drawings and all ancillary submittal requirements for us to use in submitting and this Owner should realize the potential delay to starting this project if permitting has not already started. The Bid Form Section 00 41 00, 1.05 OFFER section E notes that the GC will include the cost of the BR Policy - please confirm that this is accurate? Section H of the same document notes that all Federal and State Taxes are to be included but elsewhere in the Specification Book we are advised that this project is Tax Exempt. Please clarify. Section 00 41 00 refers to Wage Order 30, however, this project is subject to Wage Order 31?

Response: All permits with AHJs are paid for by Lindbergh Schools. Example city, county and health dept. The District will provide the Builders Risk Policy. This project qualifies as tax-exempt. Documentation supporting the tax-exempt status will be provided to the selected vendor upon award of the contract. This is a prevailing wage job due to the cost of the project. It is required on all jobs above $75,000 for school districts. Wage order 31 should be used by this project.

Question: All the door glazing on the door schedule is called out as G3-½” clear tempered. I believe only the sliding glass doors and sidelites have this glass type with the wood and hollow metal doors and storefront most likely needing ¼” clear tempered. Please confirm.

Response: This will be updated on the Pre-bid Addendum #1. Correct in that only the sliding doors and their sidelight are to be G3. Glass in aluminum doors and others should be G2-1/4" tempered clear glazing. Bullet resistant level 4 for door 101 - the glazing schedule will be updated.
