Roof Coating & Sealant Project (CSP # 220331-01)
The Lee College District (“Lee College” or the “College”) is requesting Competitive Sealed Proposals for the Roof Coating & Sealant Project. The Proposer shall furnish all labor, materials, and equipment when performing all work. All proposals must be uploaded to Vendor Registry by Thursday, March 31, 2022, 2:00 PM. An optional pre-proposal meeting will be held at 10:00 AM on Wednesday, March 16, 2022 at 501 S. Pruett St. Baytown Texas, 77520. The deadline for questions is Wednesday, March 23, 2022 at 05:00 PM. Questions regarding this solicitation must be submitted via Vendor Registry. For questions related to using Vendor Registry, use the help option/chat for assistance on their website. If you need further assistance please contact lcsolicitations@lee.edu. Emailed, faxed, or hard copy proposals will not be accepted and will be disqualified and/or returned unopened. Vendors will receive confirmation from Vendor Registry when their proposal is successfully received. For scoring purposes, mail or hand deliver four (4) hard copy proposals, without pricing, by the due date and time directed to: Purchasing Department, c/o Lee College, Roof Coating and Sealant Project, 511 S. Whiting Baytown, Texas 77520.
The project consists of roof recoating and sealant for five (5) of Lee College’s properties; 900 Decker, Gray Science, Sports Arena, Advance Tech and Tech VOC1 Building. In addition, the project includes, but not limited to, working with; demolition, masonry, metal, rough carpentry and various thermal and moisture protections. This project also includes all incidentals required for the completion of the project.
Upon recommendation of the proposal(s,) the College Board of Regents plans to award a Contract; however, the College reserves the right to reject any and all proposals, to waive any and all irregularities and technicalities, and to accept any proposal(s) which it deems beneficial to it. Each proposer agrees to waive any claim it has or may have against the Owner, the Engineer, and their respective employees, arising out of or in connection, with the administration, evaluation, or recommendation of any bid.

Question: 1. i can not download the drawings. to big of attachment or maybe corrupted. 2. by garland inc. the roofs will need a infrared moisture scan thanks
Response: Please be advised, when downloading the drawings allow some time for the pictures to load if you are opening the file on your desktop. For the plans related to this project, SharePoint 365 is recommended. Infrared plans will be posted in addendum one (1).

Question: OUR MANUFACTURER NEEDS TO MAKE A 12"X12" CORE SAMPLE TO MAKE SURE THE EXSITING ROOF IS COMPATIBLE WITH THE NEW COATING SYSTEM. CAN WE GO AND MAKE A CORE SAMPLE AT OUR COST?
Response: No. No Roofing membrane can be verified during pre-proposal walk-thru. Sub state does not impact coating. Infrared findings to be provided if concerns about moisture

Response: No. For each proposal contractor is to submit pricing they are bidding on. Contractor is to “N/A” the products they are not pricing. Base proposal requires a 10-year warranty, alternate proposals require a 20-year warranty.

Question: Page G0 items 19 and 20 or the only buildings with coating scope listed on drawings of other buildings show a coating scope. please clarify.
Response: 909 Decker, Gray Science, ATC and the Sports Arena all have coating scopes.

Question: Gaco Western is the only spray foam manufacturer that is listed. Can Carlisle Foam and coatings be listed as the approved equal for foam?
