The purpose of this addendum is to answer vendor questions and to furnish a Bid Form for pricing.  See questions and responses below.


1. Shhet AV2.41, Note 1 talks about an alternate to include existing alternate. Please advise if this alternate is to be priced. Is so, on what form do we submit the price for this alternate? 




RESPONSE:  Yes, please price.  The note refers to the Architecturals.  Floor Plan A2.31-C note P.08 provides a narrative description of the full scope of the add alternate.  This is also included as Alternate #1 on the furnished Bid Form.


 


2. What is the anticipated start date for construction? What is the building Permit Status?




RESPONSE:  Permit documents were gathered today and submitted to Baytown to start the process.  Lee College should confirm the start date, but the current schedule shows Notice of Award for the project on 5 January 2022. 


 


3. Sheet A2.61, Note F.11 talks about a deductive alternate to substitute CPT-1 for floor sealer CFS-1. Please advise if this alternate is to be priced. Is so, on what form do we submit the price for this alternate?


 


RESPONSE:  Yes, please price.  Refer to Alternate #2 included on the furnished Bid Form.


 


4. Will a Bid Form be provided or do we make up our own?


 


RESPONSE:  A standardized Bid Form PDF is attached.  Please use it.


 


5. Will there be any signage on the project? If so, Please issue drawings and specifications.

Question: Will there be a qualifications component to this bid? If so, where would I find the criteria? Also, is there a SOW available, project cost, etc.? Thank you in advance for your timely response.

Response: Qualifications/Selection Criteria has been added. See addendum No. 1. Regarding a SOW- Refer to Sheet A0.80.01, Specification section 001113-Advertisement for Bid, 1.1 E. for Project description. The project cost is less than $2,000,000.

Question: Please provide new MEP & AV drawings for existing classroom E51 so we can price Alternate #1.

Response: The specificity provided in Key Note P.08 on Sheet A2.31C should be sufficient to provide alternate pricing. When in doubt, match Classroom #E53. If the alternate is accepted and incorporated in the scope of work, any reasonable refinements to that number would be considered, based on final drawings or existing conditions. The Revit model shows #E53’s square footage at approximately 2,125 SF and #E51 at roughly 1,718 SF.

Question: Is the rebalancing of the existing diffusers in classroom E51 the only base bid mechanical work in this room? No Alt. #1 mechanical work in this room correct?

Response: Yes, Sheet M2.31-C mechanical notes in Room E51 are all that are required for the base bid.

Question: Who does Lee College use for roof repairs? We will need to patch the roof after installation of the new AHU.

Response: The repairs will be captured in Addendum 3. Kirksey’s understanding is that the existing low slope roof was replaced recently, and it appears to be a single ply PVC or TPO roof. But that will need to be confirmed. The Roof on McNulty Haddick is a Durolast Roof and still under warranty for 19 more years. Any Roof work will need to meet warranty guidelines.

Question: Sheet M2.33-C shows a crosshatch in the area of the new AHU. What does this represent?

Response: The MEP Engineer responded as follows: “The cross-hatching is just attempting to show the required maintenance clearances around the basis-of-design unit, and by implication indicating that no other components can be located within that area.”

Response: Per the 11/30 prebid walk-thru, Lee College confirmed the preference for polished concrete. This will be updated in Addendum 4.

Question: Understanding a 10% bid bond is required, please confirm if the General Contractor is to carry a Payment and Performance bond on the full project within the base bid.

Response: A Payment and Performance Bond is required by the Education Code, thus the contractor will need to provide and should include that cost it in his proposal for a payment bond.

Response: Correct, it’s only required where Key Note F.10 identifies them on Finish Plan A2.61-C.

Question: What is Note E17.1 on sheet A2.61-C in the corridor next to room E16?

Response: E17.1 is just the Corridor room number. However, it’s a good catch that the lines in that corridor are unclear. Those lines should be tagged with note F.07 to indicate new wood wall/ chair rail to match existing. Please include this lineal footage in the millwork scope. The note will be added for record when the Issued for Construction set is released at the end of permitting.

Question: Are we to salvage and reuse the fire alarm wire, smoke detectors and speaker strobes that are existing? If not, what are we to install?

Response: The MEP Engineer responded as follows: “The intent is to demo all existing fire alarm devices, including wiring, and provide new. CEG’s fire alarm plans and specifications are performance based, and indicate only the scope of work and general coverage requirements; plans and specifications for devices and wiring must be provided by the college’s designated fire alarm contractor. That contractor was present at the walk-through this week and is aware of the scope.”

Response: Kirksey measured it at approximately 16’-1” from Level 1’s finished floor. The location of measurement was in OB/GYN Room #E22.6 and that appears to be consistent throughout the scope of work.

Response: Terry Roye with Lee College indicated that signage will be handled via change order or allowance. Bidders are welcome to set aside an estimated allowance in their qualifications, but do not include it in the base bid.

Question: I don’t see panel schedules for LE2, LE2A – can we get clarification on these two for our vendors?

Response: The MEP Engineer responded as follows: “Panel schedules were not provided for LE2 and LE2A. The intent on that scope is to replace and relocate these two existing panels “like for like”. Contractor will provide the same breakers as are currently furnished in the existing panels and will repull conductors to completely reconnect existing circuits. No new circuits are being provided from these panels.”

Question: Detail B3/A8.13 shows RA-1. I do not see where this item is scheduled or Specified. We do have Specification Section 113100, Residential Appliances, but none are shown or scheduled that I can find. Please advise if we are to include and appliances.

Response: Master Schedule Sheet A0.70 shows the RA-1 spec under 113100 Residential Appliances in the middle column. The one noted in elevation B3 is the only one in the project.
