SPEC-1 Preventative Maintenance and Monitoring
A complete permanent record of inspections, maintenance, adjustments, lubrication and call-back service, including a Maintenance Control Program (MCP) shall be kept in the machine room or other designated location at the site of work, per the requirements of the prevailing local AHJ (Authority Having Jurisdiction) and/or ASME A17.1. These records are to be available to the Owner’s Designee at all times.
1. Examine the elevator equipment for optimum operation conditions and safety that includes:
a. Control and landing positioning systems
b. Signal fixtures
c. Machines, drives, motors, governors, sheaves, and ropes
d. Power units, pumps, valves and jacks
e. Car and hoistway, door operating devices and door protection equipment
f. Loadweighers, car frames and platforms and counterweights
g. Safety mechanisms
2. Lubricate the equipment for a smooth and efficient performance
3. Adjust elevator parts and components to maximize the performance and for safe operation
4. Document all work performed on Maintenance Tasks and Records Logs provided with each controller
