Question: In RFP Section 7.C.1 the Qualifications and Experience of Firm and Assigned Staff requirement lists a number of activities, including item j. “Capital markets transactions involving leases.” Please clarify the type of transaction intended for item j: does this mean transactions involving ground leases? Transactions involving lease to ownership conversion?
Response: We meant primarily lease to ownership conversions. We do not concurrently anticipate engaging in this kind of transaction but would like to have expertise available.

Question: Can the County share with us how many assignments were assigned over the last 5 years (previous contract), what size of transaction or consulting assignment, and to whom they were awarded?
Response: 7 assignments, five awarded to CBRE and two to Savills. Four of the assignments were for consulting services, for $157,500, $46,100, $45,000, and $28,000. The other three were for leases where the County was the tenant involving premises containing 11,000 square feet, 16,000 square feet, and 10,000 – 15,000 square feet.

Question: Is the County contemplating any consulting type assignment in the next contract? Or will the work only pertain to leasing and sales?
Response: Although we aren’t contemplating any particular consulting assignments at this time, we usually have a few during each five-year contract term.

Question: Please confirm that, at this point, you are not looking for us to provide market pricing and that pricing will be provided at the task order level.
Response: Confirmed. Pricing will be evaluated both at a later point in the master RFP process with shortlisted offerors and at the task order level.
