Description: Florence County, South Carolina (Owner) is accepting bids from licensed, bonded, and qualified Contractors to replace approximately 40,000 to 42,000 square feet of roofing at the Florence County Public Services Building located at 345 S. Ron McNair BLVD., Lake City, SC  29560.  Successful bidder must have a roofing license and shall provide a copy of the license upon request by the County.

Pre-Bid Meeting Details: NON-MANDATORY PRE-BID: A non-mandatory pre-bid meeting will be held on Thursday, July 08, 2021 at 3:00 p.m. (EST) at the Public Services Building in Lake City, SC. Purpose of the Pre-Bid Meeting: The purpose of the pre-bid conference is to have all interested companies do a walk-thru of the roofing area to inspect, to ask any questions concerning this project, and to give the County any needed feedback. Attendance at the pre-bid meeting is not a requirement to submit a bid. However, failure to do so shall not relieve the successful bidder of its obligation to furnish all materials, products, and/or labor necessary to complete the provision of the awarded contract and failure to do so may result in the claims against bonds. No allowance will be made for any claims that a bid and/or response was based on incomplete information as to the nature and character of the sites and of the work involved.

Overview:

Question #1:  Are we salvaging the existing metal wall coping on the Front South End roof? (Similar to the Back South End) The specs call for the R-value to be R-20. It also calls for the insulation board to be ½”. ½” insulation board is NOT R-20. Is the existing roof system R-20?  Is the 20-year warranty Labor & Material or just a Material Warranty? Typically, the manufacturer’s warranty is Labor & Material.

Answer: We are going to salvage the coping because it’s in good shape. What the current roof is, I don’t know but we want it done to code so whatever it takes to get it there is what we want. The 20 year warranty on labor and materials will be great.

Question #2: The drains on the Front South End roof appear to be in good condition. The specs call for the drains to be replaced/rebuilt. I believe the drains should just be retrofit. Please confirm.

Answer: Yes; retrofitting of the drains is fine.
